Market Value Rent

Market Value Rent does not include any financial assistance. Tenants who pay market rent are usually ineligible for RGI because their monthly income or their assets are higher than our policies set by the City of Kawartha Lakes, Service Manager allow.Sometimes tenants prefer to pay market rent because they choose not to disclose their income. Our market rent target is 6 units and this does mean our market list is often long.

Rent Geared to Income

Rent Geared to Income (RGI) includes financial assistance provided to households that meet provincially-legislated eligibility requirements. This subsidy reduces the amount of rent the household will pay to occupy a unit in an affordable housing complex. Most of our units are rented to those receiving RGI financial assistance.RGI rent is based on 30% of a household’s gross monthly income, or if the household is receiving assistance from Ontario Works or the Ontario Disability Support Program, a social assistance rent scale is applied. Additional charges also apply including amounts for electricity, television, parking and air conditioning. Tenants who pay RGI must disclose and provide proof of all of their income and assets.

Application Submissions

Your application can be completed online or you can print off or pick up a paper application and it can be dropped off or mailed/emailed to our office. Contact the office for any further information or application copies.

Waiting Period

The waiting period for a unit-offer in our complex varies considerably, averaging from 5 to 7 years and sometimes up to 9 years.There are several reasons for this including the number of units which have been set aside for each category and a limited number of other rental opportunities in the community.Applicants, especially for market value rent, are encouraged to consider their current living situation and how long they feel they will be able to remain in their home independently when making a decision about when to apply. We encourage folks to get onto our waiting lists due to the long wait – the final decision is made when we are able to offer you a unit.

Community-minded individuals make up our Board of Directors.
